The necessity and strategic significance of the future Steamboat Base Village®—situated at the northern section of the ski area—are compelling and undeniable.

The approval for this second base village dates back to 1970, a joint agreement by the U.S. Forest Service, the Steamboat Springs community, and the Steamboat Ski Company. Crucially, the 59-acre slopeside north entrance of Steamboat Base Village® was specifically incorporated into the agreement as part of the ski area’s required second base expansion.

Despite this long-standing mandate, the area was never developed.

In 1980, a separate attempt to establish an independent 2,000-acre ski area adjacent to the resort was halted. After two decades and multiple appeals in Washington, D.C., the project proponents were dismissed under the claim that the new Catamount Ski Resort would satisfy public demand. This claim has since been proven false, as the Catamount project was ultimately abandoned.

The addition of the new pedestrian slopeside Steamboat Base Village® will elevate the Steamboat Ski Area to one of the greatest ski destinations in the world.

History of Steamboat Base Village®

The purchase of the Steamboat Ski Resort® (Steamboat) in 2017 has brought major improvements to the resort. The previous Steamboat Ski Area owners invested in the now-defunct Catamount ski area, which was planned to the south of Steamboat. The apparent plan was to purchase the Steamboat Ski Area in 1979 (ranked No. 4 in the U.S.) and allow the infrastructure to depreciate and not develop the much-needed Steamboat Base Village® and its surrounding ski terrain. Skiers would tend to migrate to the 3,200-acre Catamount ski area development. Their plan failed, and Catamount was abandoned.

History of Non-Compliance and Urgent Necessity

The Steamboat Base Village® land was mandated by the U.S. Forest Service as Base II in a 1970–72 agreement with the ski company. The purpose was to balance the skiing experience and allow the resort to expand.

  • Breach of Agreement: Subsequent owners expanded the ski terrain without fulfilling the core requirement to build the second base and install necessary infrastructure (gondolas, lifts, shops, hotels, and amenities).
  • The Logistical Crisis: Steamboat now boasts 3,741 acres of ski terrain but operates with only one undersized ski base, a configuration agreed upon for a two-base area.
    • The resort currently accommodates an estimated 1,450,000 skiers annually.
    • The single base struggles to support over 10,140 estimated skiers per day, and up to 22,000 estimated skiers on peak days.
    • This extreme crowding is more than double the carrying capacity of any comparable ski base globally, leading to significant skier dissatisfaction.

The addition of the Steamboat Base Village® is essential to improve logistics, effectively distribute the immense skier traffic, and finally utilize the full potential of the Steamboat Ski Area.

Alternate Design and World-Class Advantages

The second base will immediately provide a competitive advantage over other Rocky Mountain ski resorts:

Steamboat Ski Area’s second base was required by the Forest Service in 1970-72 to balance the skiing between two separate base areas and allow the ski company to expand. The Steamboat Base Village® land was chosen and planned to serve the northern half of the Steamboat Ski Area. The prior ski company owner sold the ski area in 1979. Through the years, the subsequent owners have expanded the ski area while disregarding or not knowing the requirement to develop the second base area.

Steamboat Ski Area now has 3,741 acres of ski terrain utilizing one small ski base on a two-base ski area that was agreed upon and required by the US Forest Service and ski company in 1970-72. It is estimated that Steamboat presently accommodates as many as 1,450,000 skiers annually. The logistics of one ski base struggling to support over 10,140 skiers per day, and 22,000 skiers on peak days, is more than double the carrying capacity of any other ski base in the world.  The Steamboat Base Village® 59-acre property was always planned as Base II. The addition of Steamboat Base Village® would improve the ski area logistics and the crowd control while distributing skiers over the entire Steamboat Ski Area.

The Steamboat Base Village® will feature luxurious lodgings, gourmet dining options, and ample opportunities for relaxation and recreation to ensure that visitors of all ages have a memorable experience.

The addition of the Steamboat Base Village® will elevate the ranking of the Steamboat Ski Area. Steamboat has not been ranked higher primarily due to its restricted access to expert ski terrain and the skier’s frustrating logistics in and out of the Steamboat Ski Area’s only base.  The addition of the new Steamboat Base Village® will provide expansion of the Steamboat Ski Area to the north with extreme skiing. This will eliminate the deficiencies at Steamboat and should increase its rank in Colorado to No. 1, making it one of the top-rated ski resorts in the world.

The Steamboat Base Village® property will balance the skiers between the two base areas while opening more ski terrain. Both base areas together would allow an average of 15,390 daily visits for as many as 173 days, increasing the overall carrying capacity of the Steamboat Ski Resort® to 2,358,250 skier visits annually.

One-of-a-Kind Property

The Steamboat Base Village® pristine property adjoins the Steamboat Ski Area. The property is the only secluded wooded creekside location available and suitable for a new 5-star ski base development in North America. The Steamboat Base Village® is planned to become one of the finest pedestrian ski villages in the world. The unique village would include exceptionally designed hotels, condominiums, restaurants, and fine shops.  The Steamboat Base Village® will provide a vital second entrance to the Steamboat Ski Area from the North. Approximately seventy percent of the Steamboat Base Village® property borders the Steamboat Ski Area.

The addition of the Steamboat Base Village® future Starlight 10-passenger gondola will carry tourists and skiers to the 10,568-foot Mount Werner Summit. The ride will provide a memorable scenic experience and ski access to the entire Steamboat Ski Area with a lift capacity of 10,000 skiers per hour.

Nestled in a pristine forest, the resort will also provide guided nature walks, wildlife tours, and educational programs highlighting the rich natural and cultural history of the area. Guests can enjoy a cozy evening by the fire, a spa treatment to unwind after a day of adventure, and a range of indoor activities to stay entertained regardless of weather conditions. Skiing into the Steamboat Base Village® from Steamboat’s Pioneer Ridge

The base village snowmaking, tree-shading, and north-facing runs will help reduce the effects of climate change. The Steamboat Base Village® should increase the length of the ski season. 

The Steamboat Base Village® should average a minimum of 5,250 visitors per day for 173 days a year, totaling 908,250 annual skier visits that should result in additional revenue for the ski area and community. 

The 10-passenger CanyonCreek® and Starlight Gondolas will carry skiers to extreme ski terrain with stunning views of Steamboat Springs and its night lights, Steamboat Mountain®, Fish Creek Falls, and the canyons, the 600–800-acre Lost Bowl expansion area. The scenic treasures surrounding Steamboat Base Village® will provide affluent skiers and visitors another Colorado option, along with Aspen and Vail, for those who seek other premier ski resorts that want the finest five-star hotel accommodations, clubs, restaurants, and shops.

World Cup Downhill Events

A ski trail from the Mt. Werner summit to the Steamboat Base Village® will be 3,560′, one of the longest, continuous, and greatest vertical drops in North America. Steamboat Base Village®, which adjoins Pioneer Ridge, should meet the criteria for World Cup downhill events. 

The proposed 59-acre Steamboat Base Village® second base adjoins the Steamboat Ski Area and will become the newest and most contemporary ski village in the world. The Steamboat Ski Area and the historic town of Steamboat Springs, Colorado (affectionately known as “Ski Town USA®”) border the incredible Steamboat Base Village® property to the north, south, and east.
